To shade car, Made of metal and attached. 2554 N Treat Av Tucson, AZ 85716 (R-2 Zoning) Building Plan Review – 2nd Review TRANSMITTAL DATE: July 24, 2025 This site is in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced shelter and has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct the following plot (site) plan, as noted in the comments below, along with a detailed response letter indicating responses to the review comments. PLANS: A. Per Review #1 / Comment #2: Customer stated in response letter that the detached storage shed had been sold and removed. Two email attempts (7.9.25 and 7.18.25) have been made asking customer to provide a picture depicting the removal of the shed in the front yard driveway with no response. COMMENT #2: Per UDC Article 6.6.3.C, Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The Code Violation, CE-VIO0223-01986, references a detached storage shed located in the front yard. The storage shed is not shown on the submitted plans. The detached storage shed located in the front yard will not be able to be permitted in its current state. The following options will allow for the storage shed to be permitted in its current location: A Board of Adjustment Variance process will be required to allow for the structure to be. The storage shed can be connected to the main house through a structural element that is a minimum of five feet wide and can support a twenty-pound live load. B.
