This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not fully addressed. Your comment response regarding the “Building Permit Exemption” is a building code exemption not a Zoning code exemption. Per UDC Article 3.3.3.G.2.c A site plan is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. The following comments need to be addressed. As you are proposing exterior work, new 5’ fence, provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. a. Provide the owners name on the plot plan. b. Provide the legal description on the plan. c. Provide a lot coverage calculation the meets the requirements of UDC Article 6.4.3 and the example shown on the residential plot plan requirements. d. Indicate the zoning of the property and all adjacent properties. e. Show the location of all utilities on the plot plan.
