This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to the following:
a. Provide a dimension from centerline of Camino Seco to the face of curb, where pavement meets the concrete and a dimension from face of curb to the east property line. The dimension from centerline to face of curb should be 58’’-0” and from face of curb to the property line is 17’-0”.
b. Provide perimeter yard setback dimensions from the post supporting the proposed carports to the north, south and east property lines.

2. Interior, north & south, perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the posts meet the bottom of the purlins supporting the roof at the highest point. As these dimensions were not provided perimeter yard setbacks cannot be verified. Per UDC Table 6.3-2.A the required perimeter yard setback from the proposed carports to the north & south property is the greater of six (6) feet, or two-thirds (2/3) the height of the dimensions required above.

3. Per UDC Article 6.4.5.C.1 the minimum street perimeter yard setback is 20’-0”. As street setback dimension was not provided Zoning cannot determine if the setback is met. Also revise the setbacks shown under “Minimum setbacks (Front/Rear/Sides) to show the correct 20’ setback for the front.

4. Per UDC Article 6.6.3.C Detached accessory buildings , including accessory dwelling units , are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line , except for shade structures or carports not over 400 square feet in floor area, terraces and steps not over three feet high above the natural grade, paved areas, and fences or walls. A Board of Adjustment for Variance will need to be submitted and approved.

5. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4 and Figure 6.4.4-A, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. Based on the 14’-6” dimension provided on the north elevation the proposed carport exceeds the allowed 12’-0” height. A Board of Adjustment for Variance will need to be submitted and approved.

6. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure . Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. A Board of Adjustment for Variance will need to be submitted and approved.

7. Based on aerial photos the ”(E) Shed/Patio” shown along the north side of the residence has been totally enclosed. Zoning was not able to find approved permit documents for this enclosure. Either provide approved documents or include this in this permit.

Once the above comments are addressed addition comments maybe forthcoming.
