This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Construction documents shall be of sufficient clarity to indicate the location, nature and extent of the work proposed. Provide a clear and concise construction plan set. Provide a site plan showing any utilities for the structure, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. 2. Clarify the structure size and function, R106.1.1. The site plan shows 10 x 24, but the floor plan shows 10 x 20. STRUCTURAL PLANS: 1. Provide a complete plan set showing materials and fastener sizes with 2018 IRC prescriptive compliance if the structure is for habitation or greater than 200 SF or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. 2. A proposed habitation or greater than 200 SF structure may not be sited within the 3’ fire separation distance from a property line without fire rated material. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or relocate the structure a minimum of 3 feet to the property line if for habitation or greater than 200 SF. SECTIONS – DETAILS for habitation or greater than 200 SF: 1. Provide a structure section showing existing and proposed features including a foundation, framing, sills, anchoring, sheathing and insulation, R106.1. 2. Provide a complete cross-section detail showing type and size of framing, exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. ELECTRICAL PLANS: 1. Show any proposed service. | 08/23/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0424-02077 8310 E LOUISE DR. – R-1 Detached Shed (1st Review) TRANSMITTAL DATE: August 23, 2024 Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to the following: a. The plot plan shall be drawn to an engineering scale, i.e. 1” = 10’, 1” = 20”. b. Provide the owners name on the plot plan. c. Provide a lot coverage calculation on the plot plan that matches the example show on the plot plan requirements. d. Indicate the zoning of the property and all adjacent properties. e. Provide the legal description, LAKECREST NO 2 LOT 70, on the plot plan. f. Provide a dimension from the centerline of Louise Dr. to the face of curb, where pavement meets the concrete curb, and from face of curb to the north property line. Based on Constructure Plan I-68-004 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-68-004, the distance from center to curb is 16’ and from face of curb to the property is 9’. 2. Provide fulling dimensioned elevation drawings for the proposed shed. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 3. Per UDC Article 6.4.5.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. Provide a dimension from design grade to the midpoint of roof on the building elevations 4. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Until the required dimensions are provided Zoning cannot determine required perimeter yard setbacks. Based on the 2’-0” dimension shown on the plan at a minimum a neighbors setback waiver, Unified Development Code (UDC) Article 6.6.2.D must be secured. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the waiver a Design Development Option (DDO) will need to be submitted and approved to reduce the setback. 5. Based on aerial photographs there is some type of structure along the west side of the existing residence that appears sometime after 2016. Zoning was not able to find approved permit documents for this structure. One of three things will need to happen, 1) Provide approved permit documents for this structure, 2) Show the structure to be removed, Or 3) Show the structure on the plan, provide the size, height, clarify if this structure is attached to the residence and provide setback dimensions and include it in this permit.
