TRANSMITTAL DATE: May 22, 2024

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale. i.e. 1” = 10’, 1” = 20’ etc.
b. Provide the legal description, Harold Bell Wright Estates Lot 34, on the plot plan.
c. Provide the square footage of lot, existing dwelling, proposed additions, and accessory structures.
d. Provide lot coverage calculation that meets the example shown on the plot requirements.
e. The property dimensions are not correct. The east/west dimension should be 86’ and the north/south should be 105’.
f. Based on the Harold Bell Wright Estates final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1278, there is a 5’ utility easement that runs along the south, east & west property line. Show the easements on the plan.

2. Based on aerial photos there are to storage containers located in the southwest corner of the lot. Zoning was not able to find approved permit documents for the containers. Either provide approved documents of show them on the plan and include them in the permits. If they have been removed show them on the plan as removed.

3. Provide the height of the rear detached porch.
