Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Water line review: 1. Note and specify all piping materials and sizes, P2609. 2. Non-metallic water line requires a blue tracer line. 3. Minimum burial depth, 12”, P2603.5. Gas line review: 1. Size the pipe based on the length from the meter to the farthest attached appliance on the branch and max total Branch demand of all attached appliances on the branch using Table G2413.4(1) (Metallic Pipe), Note: The length is measured from the meter to the furthest attached appliance for all sizing, G2413.4.1. 2. The addition of a new tankless water heater requires that the existing system be enlarged to meet the total demand, or a new dedicated line is required for the tankless water heater, G2412.3, G2412.4. 3. For the given lengths and demands, the main 1” gas line is undersized as is the ¾” gas line. Provide sizes in compliance with G2413.4.
