This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. SITE PLAN: Provide a site plan showing utilities for the dwelling, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. STRUCTURAL PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, R106.1. 2. Provide a wall or beam size for supporting the proposed garage roof between the garage and south porch, R301.1. 3. The proposed Carport is sited within the 3’ fire separation distance from an adjoining property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property line. SECTIONS - DETAILS: 1. Provide a means of preventing roof runoff from the carport to adjoining property, R106.1. ELECTRICAL PLANS: 1. Garage Receptacle Location: a 20 AMP GFCI receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Tucson, AZ. 85706 Parcel: 140-13-2870 Zoning: R-1 Existing Use: Single Family Residence Project Description: Attached Carport and Garage Extension TRANSMITTAL DATE: 05/06/2024 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.1 - .9, & .11. 1. COMMENT: PER UDC Article 6.4.5.C.1.a, the minimum required front street perimeter yard is 20 feet measured from the street property line. The proposed street perimeter setback is 3 feet from the property line and will require the approval of a Design Development Option (DDO) before zoning can approved of the proposed setback shown on the site plan. 2. COMMENT: Per UDC Table 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. The height provided for the proposed Carport is 8 feet. The required setback is 6 feet from the east property line. The height provided for the proposed Garage Extension is 11 feet. The required setback is 7 feet 4 inches from the east property line. There was no setback dimension provided on the site plan for the proposed Garage Extension or Carport to the east property line. It appears that the proposed setback is zero. Provide a dimension on the next submittal so zoning can determine the proposed setback of the structures. If the setback is to be one foot or less from the property line a Board of Adjustment Variance process will be required to reduce the setback. COMMENT: Depending on the proposed setback of the Garage Extension and Carport will determine if a Variance process or Design Development Option will be required. If the setback is at least one foot from the east property line a Design Development Option can be applied for. COMMENT: There is no permit history for the 468 square foot detached accessory structure shown on the site plan. Per permit T22CM04605 the structure was to be removed. The structure will have to be removed, or a separate permit will have to be applied for to bring the structure into compliance. A zoning hold will be placed on this permit, and approval of this permit will require the removal or permitting of the structure. Provide setback dimensions for the structure on the next submittal.
