This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Separate the submitted pages with construction plans and support documents in different files. SITE PLAN: 1. Provide a site plan showing electrical and gas utility lines for the dwelling, R106.1.1. Show the location of all utility lines from property line to the service panel and meter location along with required alterations. 2. Use diagonal (hash) lines for showing structures requiring a permit. Include construction plans for the metal patio showing 2018 IRC compliance if not previously permitted. STRUCTURAL PLANS: 1. Provide a wall or beam size for supporting the proposed garage roof between the garage and porch south of the existing house, R301.1. SECTIONS - DETAILS: 1. Show on the site plan the location of the wall detail #5. Provide an engineer’s calculation, design and seal for a free-standing masonry wall over 7’ high, R106.1. 2. Show the slope of the mission tile covered roof at detail #2. A minimum 2.5” per 12” (25%) slope is required for the tile covering, R905.3. | 07/23/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Nathan Herrera Lead Planner PROJECT: TC-RES-0424-01974 2362 E Aleppo Pl. - R-1 Attached Carport and Garage Extension (2nd Review) TRANSMITTAL DATE: July 23, 2024 Resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.1 - .9, & .11. 1. COMMENT: PER UDC Article 6.4.5.C.1.a, the minimum required front street perimeter yard is 20 feet measured from the street property line. The proposed street perimeter setback is 3 feet from the property line and will require the approval of a Design Development Option (DDO) before zoning can approved of the proposed setback shown on the site plan. 2. COMMENT: Per UDC Table 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. The height provided for the proposed Carport is 8 feet. The required setback is 6 feet from the east property line. The height provided for the proposed Garage Extension is 11 feet. The required setback is 7 feet 4 inches from the east property line, proposed setback is 11”. A Board of Adjustment Variance process will be required to reduce the setback. COMMENT: There is no permit history for the 468 square foot detached accessory structure shown on the site plan. Per permit T22CM04605 the structure was to be removed. The structure will have to be removed, or a separate permit will have to be applied for to bring the structure into compliance. A zoning hold will be placed on this permit, and approval of this permit will require the removal or permitting of the structure. Provide setback dimensions for the structure on the next submittal. As the setback shown from the proposed garage and carport additions to the east property line is less than 1’-0” a Board of Adjustment for Variance is required. To prevent you from having to go through two separate processes the front street reduced setback can be included in the Variance process.
