07/10/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0424-01956 4409-4411 East Waverly Street – R-2 Carport (CE-VIO0823-04885) (2nd Review) TRANSMITTAL DATE: July 10, 2024 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 5. Per UDC 6.4.5.C.1.a, for residential development, the minimum required front street perimeter yard is twenty feet as measured from the street property line. The proposed front street perimeter yard is 2' as measured from the south lot line. A Design Development Option (DDO) is required to reduce the front street perimeter yard from 20' to 2'. 6. Interior perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5-B and Figure 6.4.5-A). Based on a wall height of 10', the required side perimeter yard is 6’-8” as measured from the west lot line. The proposed side perimeter yard is 1’. A DDO is also required to reduce the side perimeter yard from 6'-8" to 1'. Zoning acknowledges a DDO application has been submitted with this review.
