TRANSMITTAL DATE: May 3, 2024

Resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.
2. Per UDC Article 6.6.3.D accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC Article 6.4.4.A & Figure 6.4.4-A, Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. As height dimensions were not provided from design grade based on the Side Elevation sheet 6 the height from finished floor elevation is 12’, Zoning has added 6” to the provided dimension for a building height of 12’-6. A Board of Adjustment for Variance will need to be submitted and approved for the proposed structure.
3. Per UDC Article 6.6.3.E the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Gross floor area (gfa) is defined as the sum of the horizontal areas of all floors of all buildings, including accessory buildings on a lot, measured from the exterior faces of the exterior walls or from the centerline of walls separating two buildings and includes elevator shafts and the stairwells at each story. Gross floor area includes floor space with structural headroom of six feet and six inches or more used for mechanical equipment; penthouses; attic space; interior balconies; mezzanines; and service bays but does not include any interior space used for parking, loading, or loading space that is incidental to the principal use. Provide a calculation that clearly shows the GFA or the existing dwelling and the proposed pool house so that Zoning can determine if the requirements of UDC Article 6.6.3.E are exceeded.
