This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. STRUCTURAL PLANS: 1. The proposed dwelling space is sited within the 3’ fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1. SECTIONS - DETAILS: 1. Provide a complete cross-section detail showing proposed fire rated material sizes and ratings, R106.1. 2. Show the minimum 12” footing depth below the undisturbed ground surface, R403.1. Update detail #A/7. PLUMBING PLANS: 1. Show an appropriate yard pipe for supporting the existing and proposed water units, P2903.7. 2. Show a building entrance water supply shut off when connecting a new branch to the yard pipe, P2903.9.1. MECHANICAL PLANS: 1. Clarify the cooling capacity in accordance with M1401.3, M1601.1. A 1-1/2 ton unit appears oversized for the 252 SF addition. ELECTRICAL PLANS: 1. Show new or extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. Update the arc fault note. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum: R-13 walls and R-30 (under 500 SF) additions ceiling, N1101. Windows require a solar heat gain of 0.25 or better. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. It does not appear that the existing residence is shown correctly on the site. Based on aerial photographs this structure runs from the east property line to the west property line.
