PROJECT: TC-RES-0424-01926
2911 S LA CHOLLA BL. – R-1
Replace Roof Covering and Interior Repairs (2nd Review)

TRANSMITTAL DATE: June 19, 2024

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. This comment was not addressed. The un-permitted carport will need to be permitted prior to approval of this permit. Based on aerial photos there is some type of shade structure located near the northwest corner of the property that shows up after 2008. Zoning was not able to find approved permit documents for these additions. Either provide approved permit documents or include this addition within this permit.

2. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.

3. Perimeter yard setbacks for carport type structures are measured from the post supporting the structure, UDC Article 6.4.5.B.2. Clearly show the post supporting the structure and provide perimeter yard setbacks from the posts.

4. Based on the setback dimensions provided the carport shown on the plot plan does not meet street perimeter setbacks. Per UDC Article 6.4.5.C.1.a, the minimum street perimeter yard setback is 20’-0” as measured from the street property line, proposed setback is 4’-0”. A Board of Adjustment for Variance is required.

5. Based on the setback dimensions provided the carport shown on the plot plan does not meet perimeter setbacks to the north property line. Per UDC Table 6.3.-2.A, Res Use to Res Zone the minimum interior perimeter yard setback is 6’-0” or 2/3” (H) of the building wall, greater of the two. Based on a wall height of 8’-0” the required carport to the north property line is 6’-0”, proposed setback is 5’-11”. To eliminate two separate processes this setback can be reduced in combination with the Board of Adjustment needed for the above setback reduction.

Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. Contact for the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov.
