Code reference, 2018 International Residential Code (IRC).

1. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. Identify live and dead loads.
2. Proposed 2x6@24”oc rafters for the new porch are undersized for the given span, Table R802.4.1(1).
3. Provide an Arizona registered Engineered design and seal for the proposed 28’-6” beam, ARS 32-144.A.4.
4. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
5. Provide framing details to show attachment of new roof structures to existing structure. https://www.tucsonaz.gov/files/pdsd/pdfs/Porch_Sample.pdf.
6. Provide detailed view of the beam to post connections, R301.1.
7. Show a floor plan labeling all of the rooms and spaces adjacent to the new bedroom, both existing and new, R106.1.1. Bedrooms require compliant egress to the exterior. Include dimensions and show all doors, windows, fixtures and appliances in the construction area.
8. I do not see the bedroom addition as part of the originally approved plans. Provide roof insulation details.
9. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.
This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The plot plan shall include:
a. The plot plan shall be drawn at an engineer scale, i.e. 1” = 10’ or 1” = 20’.
b. The lot coverage calculation shall meet the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
c. Provide the property dimensions on the plot plan.
d. Provide the legal description, “CITATION PARK LOT 442” on the plot plan.
e. The 24’ dimension that appears to be front the centerline of Sylvane St is not correct and should be 25’ and the dimension to the face of curb should be 16’.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

2. Based on the 10’-0” dimension provided on the north elevation the required perimeter yard setback from the post supporting the porch to the west property line is 6’-8”, proposed perimeter yard setback is 1’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf.
