Waverly St. - Zoning R-1 Detached Shed (1st Review) TRANSMITTAL DATE: May 17, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. + a. The property dimensions shown are not correct. Based on Seneca Park Addition No.2 final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1186, the north and south property line is 65’ and the east is 139.15’ and the west is 139.14. b. Base on the final plat there is a 5’ utility easement along the north property line not an alley as shown on the plan. c. Provide a lot coverage calculation on the plot plan that meets the requirement of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the wall height for the proposed sheds based on the requirements from design grade. 3. Required perimeter yard setbacks for the north and east property line are based on UDC Table 6.3-2.A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line. Until comment 2 is addressed the required perimeter yard setback cannot be determined. The proposed 5’ setback does not meet the minimum 6’-0” setback. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ Setback waivers will be required from the owners of the properties located at: 4835 E. Waverly St and 4824 & 4834 E. Seneca St. 4. Based on aerial photos there appears to have been an extension of the carport to the north sometime after 2014. Zoning was not able to find approve permit documents for this extension.
