This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed. Per UDC Article 6.4.5.D.3.a a carport may project up to ten feet into the required Street perimeter yard setback which allows for a required street perimeter yard setback of 10’-0”, proposed street perimeter yard setbacks is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. Zoning acknowledges that you have provided a setback waiver from the neighbor located to the west but this setback lists the distance a 6’ not 4’ as shown on the plan. Provide a correct setback waiver. Based on a wall height of less than 9’-0” the required perimeter yard setback from the carport to the west property line is 6’-0” (Table 6.3-2.A), proposed setback is 4’-0”. This reduced setback and be dealt with in one of two ways. Either, include the reduces setback in the above required DDO or secure a neighbors setback waiver. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________.
