This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. This comment was not addressed. These plans were submitted under 3744 E. 24th St, the owners address not 3645 S. Montreal Pl. The permit will need to be withdrawn and submitted under the correct address.

2. Per UDC Article 6.4.5.D.3.a a carport may project up to ten feet into the required Street perimeter yard setback which allows for a required street perimeter yard setback of 10’-0”, proposed street perimeter yard setbacks is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. 3. Based on a wall height of less than 9’-0” the required perimeter yard setback from the carport to the west property line is 6’-0” (Table 6.3-2.A), proposed setback is 4’-0”. This reduced setback and be dealt with in one of two ways. Either, include the reduces setback in the above required DDO or secure a neighbors setback waiver. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
