This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. These plans were submitted under 3744 E. 24th St, the owners address not 3645 S. Montreal Pl. The permit will need to be withdrawn and submitted under the correct address. 2. Zoning was not able to find permit documents for the carport shown located in the front yard. Provide perimeter yard setback dimensions from the carport post supporting the carport to the front property line and to the west property line. Also provide the height of the structure measured from design grade to where the post/beam supporting the roof, meets the roof. Additional comments maybe forth coming.
