A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. 1. COMMENT: Per Unified Development Code (UDC) Section 6.6.3.D, “Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure.” Identify the specific height of the proposed structure on the site plan. 2. COMMENT: Per UDC Section 6.3-1.A, the required perimeter yard setbacks in the RX-1 zone are 20 feet from the property line. On the site plan identify the setback of the proposed structure from the property line. 3. COMMENT: Per UDC Section 6.6.3.E, “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure.” Provide the square footage of the main house on the site plan. 4. Provide a site plan that addresses the above comments.
