Revise the zone to RX-1 1.COMMENT: Clarify if the proposed structure is to be attached to the house, If this structure is attached include the 5’ wide patio type structure which can support a 20 lb live load with this submittal. Additional comment may be forthcoming. Per UDC Article 6.6.3.E “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure . Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement”. The proposed detached structure will exceed the 50% of the gfa. Options that are available to you are to downsize the structure to meet the applicable regulation, to attach the structure to the existing dwelling with a 5’ wide patio type structure which can support a 20 lb live load or a Board of Adjustment for Variance is required. Board of Adjustment requirements and application can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from the building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
