Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Fences constructed in the floodplain must be elevated or flood vented to allow flow. For block fences, a venting brick is required every three feet. For panel fences, the bottom of the panel must be elevated six inches above grade. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Review and Submit -> Review all information to ensure accuracy. Seneca St. – R-1 Metal Fence (1st Review) TRANSMITTAL DATE: November 17, 2023 Please resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence with an ADU is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. This plan has been reviewed for compliance with the Unified Development Code (UDC). The UDC can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes-and-Plans/Zoning-Code. 1. As no setback dimensions from the proposed 7’ tall 33’ steel plate fence to the west property line it appears that the fence is within the minimum perimeter yard setback of 6’-0” (UDC Table 6.3-2.A). Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard .) a. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; c. A greater height is required through the rezoning process or the special exception land use process; or, d. A greater height is required by a specific UDC standard. 2. Either demonstrate that one of the exceptions above can be met, lower the fence height, or apply for a Design Development Option (DDO) to allow the 7’-0” fence height within a perimeter yard. The DDO must submitted and approved prior to approval of this plan.
