This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Framing plans: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R301.1. 2. Provide framing details for the doors and windows, R106.1. 3. Sheet A301, Key Notes #8, Show floor joists to be repaired/replaced on the Floor framing plan, R106.1. 4. Show a roof ventilation plan with a minimum 1” air space between the insulation and roof sheathing, R806. And show attic vent openings effectively sized for the attic area per R806.2. Or for an unvented roof assembly provide condensation control with an air-impermeable rigid insulation material tight to the roof sheathing with a minimum R-5 value, R806.5. The total insulation value may be achieved with foam (spray/board) and batt layers. Floor Plan: 5. Detail any changes being made to the location of the kitchen layout, including moving appliances, sink, plumbing and electrical, R106.1. Electrical Plan: 6. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description for kitchen and laundry areas, E3404.13 & E3706.2. (Stove, fridge, lights, receptacles, laundry washer/dryer, etc.) 7. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. 8. Show a minimum of two 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6. 9. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. GFCI protected, E3902.6. 10. Show one 20 AMP branch circuit for the dishwasher/disposal (if needed); this circuit may not serve other locations, E3703.8 City of Tucson Amended. GFCI protected, E3902.6. 11. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. Plumbing Plans: 12. Provide plans showing all changes being made to the plumbing, sewer, hot/cold water supply system, R106.1. 13. Provide an isometric drawing of waste lines showing the size of waste lines, vents and required clean-outs, P3005.4. Mechanical Plans: 14. Provide plans showing any and all changes being made to the HVAC supply system, R106.1. 15. Provide heating facilities in all habitable rooms, R303.9. (Mini-split, extend duct from a central HVAC or an electrical base board heater) 16. Show dryer vent size and location for venting to exterior, M1501. 17.
