The proposed storage shed will be reviewed by the Fort Lowell Historic Zone Advisory Board (FLHZAB). The submitted HPZ package indicates that an off-white "smooth light sand stucco." Please elaborate on the proposed finished (lime, concrete, etc., etc.). The Development Zone shown within the submitted HPZ package is incorrect. Refer to the definition of "Development Zone" within UDC 11.4.5. Include a design narrative with your HPZ package. The design narrative shall explain how the proposed construction is compatible with contributing properties within the Development Zone. Ensure the submitted design narrative meets the checklist for design review (height through signs only): https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/planning-amp-zoning/checklist_for_historic_design_review_-_general.pdf. Submit an updated HPZ package under historic Sub-Record SD-0523-00055. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). 1. The remaining window of the bedroom may not meet required emergency escape and rescue openings for the listed bedroom. Verify that the existing window has a net clear width of 20” and it will be ok, R310. 2. The roof framing plan for the HVAC support is inadequate to verify its capacity to support the new unit. The roof system does not appear to be a scissors truss. If rafters or an I-beam type rafter, then the size and span needs to be provided, R802.4.2. Also, show the location of the HVAC unit on the floor plan by adding a hashed area and note. 3. Show the Shed on the floorplan along with its roof and wall framing details, R106.1. The site is in the HRX-2 zone (UDC 4.7.7). A single-family residence is a permitted use in the HRX-2 zone. 1. Full HPZ review in accordance with Tucson Unified Development Code (UDC) 5.8.8.B is required for the proposed repairs, replacements, and new vehicular use area. Zoning cannot approve this building permit until the associated HPZ review is completed and approved. Submit all historic materials under historic Sub-Record SD-0523-00055. 2. This comment was not entirely addressed.
