This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Ea Each dwelling unit building requires a separate Pima County assigned street address, R319. Notate each dwelling address on the site plan. FLOOR PLANS: 1. Individual dwelling units in duplexes must be separated by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4. Show the 1-hour rated materials for compliance. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Show an individual accessible water and gas supply shut off for each dwelling unit on the plan, P2903.9.1 and, G2410. The gas plan is not consistence with the Gas Diagram. MECHANICAL PLANS: 1. Provide a duct system or mini-split unit providing heating facilities to all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity. 2. Provide a minimum service conductor rating of 100 AMP for each dwelling and conductors with minimum rating of #4 copper 75 degree C, E3602.1 & E3603.1. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. | 05/02/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: TC-RES-0423-04209 2102 E 18TH ST Zoning R-2 TRANSMITTAL DATE:May 2, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: This site is a commercial site, Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. The DP is a separate submittal from the building plans and is submitted at: https://tdc-online.tucsonaz.gov/#/ . The DP will need to be approved prior to approval of this building permit. 2.COMMENT: Please provide permit documentation for the possible unpermitted addition to the building on the south on the west portion of the built and to the west building on the south portion of the building.
