This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Consider using a design professional if unfamiliar with construction documentation. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Provide the proposed addition square footage (outside area), R106.1.1. FLOOR PLAN: 1. Provide a floor plan showing each proposed room (bedroom, laundry, dining, family room) with labeled function and dimensions. Label each of the proposed three areas on sheet #1. 2. Show door locations and window sizes with type identified as XO (slider) or SH (single hung). Bedroom windows require code compliant sizes for egress, R310. STRUCTURAL PLANS: 1. Provide a complete structural (roof framing) plan showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Show beam and rafter spans and sizes. SECTIONS - DETAILS: 1. Provide a structure section showing sizes of: foundation, treated sills, anchoring, framing, sheathing and insulation, R106.1. Notate each item as existing (E) or proposed (new). 2. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. MECHANICAL PLANS: 1. Show new or existing heating/cooling facilities in proposed rooms, R303.9. ELECTRICAL PLANS: 1. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 4. Note each interior 15A or 20A circuit serving outlet locations including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters (breaker type), E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. These comments are still applicable, 1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. b. All Utility lines 2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. 3.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 7’-6” the required perimeter yard setback from the proposed SFR to the west property line is 6’-0”, proposed setback is 5’-0”.
