This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Consider using a design professional if unfamiliar with construction documentation. Provide a clear and concise construction plan set. A plan is a layout view looking from the top downward. A section and detail is a view looking at the end or side of a structure sometimes including both below and above grade (ground surface). Show the appropriate sheets in the order listed on the index (sheet one). Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: Provide the information requested by the Zoning reviewer. FLOOR PLAN: 1. Provide a floor plan showing each proposed room (bedroom, closet, hallway) with labeled function and dimensions. Include a focused plan of the proposed and altered existing rooms without unchanged rooms. 2. Note the proposed removal of any existing walls. Clarify if rooms are an extension of an existing room. The layout shown on sheet 2-2 is not consistent with sheet 7. 3. Note the purpose of the 3” drain line extending to the room addition shown on sheet 1-1 & 1-4. STRUCTURAL PLANS: 1. Provide a complete structural (roof framing) plan showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Show beam and rafter spans and sizes. SECTIONS - DETAILS: 1. Provide a wall detail showing sizes of: foundation, treated sills, anchoring, framing, sheathing and insulation, R106.1. Notate any components of the wall detail that exist with (E) otherwise all shown items are proposed. 2. Show the footing with a 12” depth into ground and with the floor surface 6” above the ground for a total foundation height of at least 18”, R317.1 item 5. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Change the ½” foam R2 notes on sheet 4 & 5 with 1” foam R5. MECHANICAL PLANS: 1. Show new or existing heating/cooling facilities in proposed rooms, R303.9. Show the location of duct supply registers or other heated/cooled air source into the proposed rooms. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity with circuit number, R314.3. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include the proposed and existing (E) receptacle outlets in the altered and proposed rooms showing a compliant room layout. 3. Note each interior 15A or 20A circuit serving outlet locations including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters (breaker type), E3902.16.
