This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Property with 200 to 400 SF of available distribution area requires piping for one gray water fixture, and a property with over 400 SF requires complete compliance. Include two clothes washer standpipes, one with an above grade stub-out, and one to the building drain; also provide gray drain-line discharge of all second story bathing fixtures through an exterior-wall drop for future gravity distribution. Include an aliened purple colored 2” or 3” vertical drop to a cleanout cap 2’ above grade. The homeowner may perform system alteration for future gray water usage. Or notate “Gray water provision not required when property has less than 200 SF available for gray water distribution.” Add the appropriate detail found at the web site when providing graywater preparations: https://www.tucsonaz.gov/pdsd/water-energy-conservation SITE PLAN: 1. Show the location and size of water and electric lines from property line to each dwelling, R106.1.1. Identify the utility lines requiring upgrade or replacement. ELECTRICAL PLANS: 1. Clarify the electrical one line diagram, E3403. Show a feeder to the main dwelling and to panel “B” within the proposed dwelling, NEC 225.30 and E3403. Each dwelling is usually separately metered. 2. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #29. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans. This site is located in the R-2 zone (UDC 4.7.9). A 2 dwelling units are a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. The vehicle parking calculation is not correct. As of April 21, 2023 the UDC was amended. Review the information found at: https://www.tucsonaz.gov/files/integrated-planning/pdsd/Adopted_UDC_Amendments_redline.pdf, and provide a correct calculation. 2.
