The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Show the ten-foot-wide utility easement on the site plan as depicted on the Aldea Linda Subdivision plat (Book 8 Page 53). 2. Demonstrate compliance with use-specific standard 4.9.7.B.7 by providing a floor plan of the entire residence. If five total bedrooms are proposed, three motor vehicle parking spaces are required, with each bedroom after five requiring an additional parking space. All parking spaces shall be depicted on the site plan and must be located on-site, either in a side or rear perimeter yard. An existing covered residential parking area may be used.
