The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 2. This comment was not properly addressed. Per use-specific standard 4.9.7.B.7, as five total bedrooms are proposed, three parking spaces are required to be shown on the site plan within the side and rear yards. Parking cannot be shown within the front yard. The existing covered residential parking area may be used to satisfy this requirement.
