Zoning acknowledges that TC-RES-0423-04039 is under review for the DDO but until approved and issued Zoning cannot approve this plan. Until TC-RES-0423-04039 is approved Zoning cannot approve this plan. COMMENT: Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Based on the existing stable and unpermitted structure the total gfa of accessory structures is 2,224 sf which exceeds the allowed 50% of the main dwelling, a Board of Adjustment for Variance will need to be applied for and approved. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
