Instructions:
1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record
2. Locations -> Confirm the location is accurate to the project. Click “Next”
3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next”
4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next”
5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next”
6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next”
7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next”
8. Review and Submit -> Review all information to ensure accuracy. Click “Submit”

Unpermitted Storage Building (1st Review)

TRANSMITTAL DATE: April 26, 2023

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is based on a measurement from design grade elevation to the highest point of a flat roof; and to the middle (between the eave and ridge) of the highest gable of a pitched roof. Provide a building height dimension from design grade to the highest point of the flat roof and a dimension to the middle of the pitched roof. It appears that based on 15’-1” dimension shown on Section A the structure exceeds the allowed 12’-0” height, a Board of Adjustment for Variance will need to be applied for and approved.

2. COMMENT: Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Based on the existing stable and unpermitted structure the total gfa of accessory structures is 2,224 sf which exceeds the allowed 50% of the main dwelling, a Board of Adjustment for Variance will need to be applied for and approved.
