1.COMMENT: The required setback in the RX-1 zone is 20ft. Based on a wall height of 29’-2” the required perimeter yard setback from the proposed addition to the east property line is 20’-0”, proposed setback is 6’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

05/04/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The Zoning Review Section has identified that a Design Development Option (DDO) is required to reduce the side perimeter yard setback. However, the comments related to TC-RES-0423-04040 indicate that a Board of Adjustment variance is required to be granted to allow the total gross floor area (gfa) of all accessory structures 200 square feet or more to exceed 50% of the gfa of the principal structure (UDC Section 6.6.3.E).

A Board of Adjustment variance is processed in accordance with UDC Section 3.10.3. As such, a pre-application conference and neighborhood meeting are required prior to the submittal of an application. To request a pre-application conference, please apply for "Pre-Application Conference" on the Tucson Development Center Online.
