05/04/2023 | Zoning Modifications - DDO | REQUIRES RESUBMIT | The Zoning Review Section has identified that a Design Development Option (DDO) is required to reduce the side perimeter yard setback. However, the comments related to TC-RES-0423-04040 indicate that a Board of Adjustment variance is required to be granted to allow the total gross floor area (gfa) of all accessory structures 200 square feet or more to exceed 50% of the gfa of the principal structure (UDC Section 6.6.3.E). A Board of Adjustment variance is processed in accordance with UDC Section 3.10.3. As such, a pre-application conference and neighborhood meeting are required prior to the submittal of an application.
