This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Site Engineering Review Comments: 1) Provide all necessary documentation relating to the cost of the improvements and associated home appraisal to the associated FPU permit TE-FPU-0326-00106. a. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to: ALL MUST BE SEPERATED or Resubmission will be required v. Labor (all trades) vi. Materials and Equipment vii. Overhead and Profit viii. Warranties, Permits, and Fees b. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate. c. As currently shown, there is little to no breakdown in regard to the cost estimate, ensure a proper detailed cost estimate be provided at time of resubmission to the FPU permit. 2) Site Engineering will be unable to approve permit TC-RES-0326-01522 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The property contains a contributing structure in the Rincon Heights Historic District and lies within the Rincon Heights/Pie Allen Neighborhood Preservation Zone. An NPZ review (UDC 5.10.3) must be approved prior to Site Zoning approval of this permit, (TC-RES-0126-00200). Although an application was submitted for NPZ review (SD-0526-00073), as of 05/07/26, the application required a resubmittal. Once the NPZ review process is complete and a decision rendered, please include the decision letter with your resubmittal. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
