Zoning could not find any permit for the shed structure in the rear yard along the north property line just east of the structure in the northwest corner built around 2021.

Since the structural/electrical residence repair is not associated with the unpermitted structure, this will not prevent Site Zoning submitting for a 'not required' response on this permit.

That said, future work on the site may be delayed until this unpermitted work is addressed. You may submit a separate “Residential Addition/Alteration” or “Residential Fence/Wall” permit to address this work.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Place the 2024 IRC reference code on the plans.

Provide construction plans with sheet numbering in a single PDF file.

Provide a separate response letter addressing each comment with location of change on the plans.

1. Show the location of damage to the building, R106.1.1.

SECTIONS - DETAILS:

1. Provide a wall section detail showing the anchoring of a framed (insulated) wall with pressure treated sill, R403.1.
2. Show the minimum thickness 3/8” structural siding with stud spacing of 16” O.C. or 7/16” siding where studs are spaced at 24” O.C., R703.5.2, and a water-resistive barrier between the studs and sheathing of all exterior walls, R703.2.

ELECTRICAL PLANS:

1. Show the location of the electrical panel on the plan with clear working space compliance, E3601.6.2 & E3705.8.
