A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The proposal shows the addition located a foot from the east property line. The property is located on a corner lot, with the east property setback being 10’ per 6.4.5.C.1.b. of the Unified Development Code (UDC). A Design Development Option is required. To submit a DDO application, apply for a new sub-record under this permit at TDC Online. To get this specific review scheduled and if you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov or Georgia Pennington at Georgia.Pennington@tucsonaz.gov. Zoning cannot approve the zoning review portion of the permit until the DDO has been approved. Once the DDO is approved and the appeal period is over, please include the approval letter with the updated plans and a response letter explaining how you have addressed all comments. 2. Please change the required setbacks on Sheet A-1. The setback requirements changed on January 1, 2026, through the adoption of Ordinance No. 12219, an amendment to the UDC. The interior side lot line setbacks for the R-1 zone are now 5’ per Table 6.3-2.A of Ordinance No. 12219, (see link, below). The front setback remains 20’ and 10’ setback requirements for corner lots fronting a street remains, too. 3. The percentage of lot coverage is 38%. Please add this percentage to Sheet A.0. 4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
