This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Provide a clear and concise construction plan set. Review the sample drawings for a Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN & Notes: 1. Indicate the location of the proposed building and existing overhead electrical line, R106.1.1. Show the utility lines requiring relocation. 2. Show the 2024 IRC (not IBC) at note #4. STRUCTURAL PLANS: 1. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads, Table R602.7(3). Replace the undersized 2-2x8 beams with 2-2x10 beams, R301.1. 2. Show the correct size of 8x16 CMU block with grouted beam settles supporting the beams with bolts, R301.1. SECTIONS - DETAILS: 1 Provide structural roof sheathing size and fastening in compliance with Table R602.3 (1). Also, update the details showing rafters placed upon the beams and a roof covering material. 2 Note the location and size of ledger anchorage to a load bearing wall, R606.11. Remove any stucco behind the ledger. 3 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. ELECTRICAL PLANS: 1. Show any electrical alterations. 2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. A single-family residence is a permitted use in this zone. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Site zoning is unable to conduct a complete review with the plans submitted. Please submit a site plan that meets the minimum requirements (IE: draw/label entire property, elevations for new porch).
