A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The property contains a contributing structure in the Rincon Heights/Pie Allen Historic District and lies within the Rincon Heights/Pie Allen Neighborhood Preservation Zone. A NPZ review (UDC 5.10.3) must be approved prior to Site Zoning approval of this permit, (TC-RES-0326-01424). Please apply for a Neighborhood Preservation Zoning review. Add the property’s legal description to the site plan- “RINCON HEIGHTS LOTS 36 37 & 38 BLK 17 HISTORIC PROPERTY (POTENTIAL ADDITIONAL TAX) PER ARS 42-12104(A) 3. Pima County shows that the alleyway for the Rincon Heights subdivision contains a 20’ alleyway north of the subject combined lots. Please revise Sheet A0.1. 4. For zoning purposes, lot coverage is based on the total square footage of enclosed structures and vehicle use areas (including carports). Please revise the lot coverage percentages on Sheet A0.1 and include vehicle use areas as defined in the Unified Development Code (UDC) 6.4.3. 5. The adoption of Ordinance No. 12219 was effective as of January 1, 2026. This ordinance is an amendment to the UDC. Per Table 6.3-2.A, residential setbacks for the R-2 zone (including Historic and Neighborhood special districts) for an exterior lot (corner lot- barring easements) are now 5’ to the rear and sides not along a street; and continue to be 10’ for the side street and 20’ for the front. Please revise the zoning information on Sheet A0.1 to reflect this change. 6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
