Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Swimming Pool and Spa Code, 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

COMMENTS:
1. City of Tucson has adopted the 2024 ICC Codes – please update your plans and engineering accordingly.
2. Gates must swing out.
3. Show gas line on site plan.
4. Show the electrical run from the main panel to the pool/spa equipment.

Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set.

Resubmittals will not be accepted without the revision letter that answers all of the above comments.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-06 and Technical Manual (TM) Section for waste management, Pedestrian Access, Hydrology -Retention/Detention Requirements, and all site standard code.

Site Engineering:
1. In compliance with Floodplain General note #26 from the final plat for Silverado Hills Block 3, a floodplain use permit will be required to be submitted and approved prior to Site Engineering approving permit TC-RES-0326-01409. The FPU permit is a separate permit that can be submitted for within the “sub-records” tab of this development package permit on TDC online. For the FPU permit submission, provide all construction documents similar to what was provided within this permit submission.
2. Provide clarification if new wall will be built where the existing wall is. If new wall is proposed further north of existing wall, then more extensive design for regulations is required.
3. Please show and label all setbacks and easements on this lot per the final plat for Silverado Hills Block 3.
