This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. The plans require clarification for assigning appropriate progress inspections. Place the 2024 IRC reference code on sheet A-1.0 rather than on sheets P1.2, E1.0 and E1.1. Provide a separate response letter addressing each comment with location of change on the plans. PLANS: 1. Remove all outdated code references, R106.1.1. Incorrect entries were found on sheets P1.2, E1.0 and E1.1. See red lined plans. 2. Clarify the extent of demolition with a complete demolition plan. Sheet S1-0 shows a complete foundation installation implying a complete dwelling replacement. Residential buildings with floor area exceeding 3000 square feet require a registered engineer design, ARS 32-144.A.4. 3. Provide manufacturer’s calculations and data for engineered trusses sealed by a registered in Arizona engineer, or notate the requirement for deferred submittal, R106.1. 4. Provide a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist, R506.3.3. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Identify the ventilation requirements and insulation types for complying with the condensation control issues. MECHANICAL PLANS: 1. Show the HVAC system size accordance with M1401.3, M1601.1. 2. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. 3. Provide whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device providing whole-house fresh air. PLUMBING PLANS: 1. Clarify the location of the well noted on P1.1 or replace with water meter, R106.1.1. ELECTRICAL PLANS: 1. Replace Marana with the City of Tucson at note #1. 2. Show a smoke alarm outside of each bedroom doorway in the immediate vicinity, R314.3. 3. Specify high-efficacy luminaires with an efficacy not less than 45 lumens per watt or lamps with efficacy not less than 65 lumens per watt (LED devices), N1104.1. Update note #30. 4. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5. 5. Show branch circuit conductors with protection ratings, Table E3705.5.3. Update wire sizes for circuits A8, 12, 14 & 17. Also, B8 & 12. 6. Remove work surface receptacles from the face of island and peninsular cabinets where below the countertop. Either provide a vertical assembly listed for countertop (work surface) mounting, or a raceway terminated within the cabinet for future assembly installation, E3901.4. 7. Provide GFCI protection for appliance receptacle outlets, E3902.12. Include: 1. Drinking water coolers 2. High pressure spray washing machines 3. Sump pumps 4. Dishwashers 5. Electric ranges 6. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required). Plan review for the above referenced existing house demolition and addition has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: From the proposed drawings, it appears the garage is moving from the northwest corner of the parcel to the southwest corner but no driveway was drawn to demonstrate how this garage will be access. Draw, label and dimension all proposed vehicular use area. 2. COMMENT: The site plan provided is incomplete. Draw, label and dimension what appear to be new walls in the landscape and provide the heights. B. A lot coverage calculation table was not provided. Per UDC Article 6.4.3.C.1.a roofed areas, porches, open on at least one side are NOT included in the calculation and per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved, are included in the lot coverage. Calculate (measure) square footage of every enclosed (NOT open structures like a porch, ramada, carport) structure on site and all vehicular use area (driveway, parking, turnaround, backup) and input into lot coverage calculation table. A carport would be calculated under vehicular use area. These separate ‘category numbers are added together and divided by the total parcel square footage to produce the lot coverage percentage that demonstrates compliance (or not). C. Provide R-1 zoning labels on all four sides of this parcel (including this parcel). D. Setbacks: Per Ordinance 12219, interior setbacks are now 5’-0 (west and south property line). As this is a corner lot, indicate with will be the front yard setback (20’-0”) and which will be the side yard setback (10‘-0”) 3. COMMENT: No demolition plan was provided and needs to be included for review. Draw, label and dimension all spaces to be removed. 4. COMMENT: Property is over 50 years of age. The Pima County Assessor’s effective construction date for your house is 1941. The actual construction date may be earlier.
