This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. The clouding of changes is for highlighting revisions after permit approval rather than for comment updates. Provide a separate response letter addressing each comment with location of change on the plans. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for a complete vented or unvented design, R806. Batt insulation placed in contact with the roof sheathing is not an option. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied to either side of the roof sheathing, R806.5. A vented roof requires a minimum 1” ventilation clearance between insulation and roof sheathing extending to the eave vent openings, R806.3. This is accomplished w/ baffles for maintaining the minimum 1” clearance. Clarify the ceiling/roof insulation details #3 & 4 showing the air gap and provide a calculation for obtaining the minimum vent opening size of 1/150 SF of the total ceiling area. ELECTRICAL PLANS: 1. Show sub panel B with a clear working space of 36” deep, E3405.2. The panel schedule indicates a flush mounted panel. 2. Specify high-efficacy luminaires with an efficacy not less than 45 lumens per watt or lamps with efficacy not less than 65 lumens per watt (LED devices), N1104.1. Remove “ A minimum of 90% of ” from note #F on sheet E1.0 & E1.1. 3. Show circuit B4 at a kitchen countertop location in addition to B7, E3703.2 and E3901.3. 4. Clarify the design of the kitchen island with two worksurface heights providing space for vertical mounted receptacles, E3901.4.
