1. Please provide the size of the beam on the existing carport that the proposed new carport will be resting on. (R106.1)
2. Provide the post to post dimensions for both the span across the driveway (North/South) as well as the existing post/beam to the new post/beam (East/West).
3. Wood posts must comply with R304.1 and be pressure treated and/or have a listed hardware standoff.
4. If bare plywood roofing is used, all beams and rafters must comply with R304.1-6 and be pressure treated as well. Otherwise the roof must comply with R903.1 - R905 and have an approved overlayment.
5. Please correct and resubmit.

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

Comment 1: Some previous zoning comments were not addressed. Please add or correct the following details to the site plan:

Draw, label, and dimension a setback measurement between the east property line and proposed edge of the new carport addition. The measurement should be taken from the supporting post(s), and not the edge of the roof.

Add a scale (i.e. 1” = 10’) and north arrow

Correct property dimensions, which are 100’ (N), 112.99’ (E), 112.48’ (S), and 61.57’ (W). Please correct the shape of the lot shown on the site plan, as this property is not a square. Add lot coverage calculations. Include a table or list of the property area (approx. 8,895 SF per Pima GIS), existing primary structure, existing carport, and proposed carport extension. Include a total lot coverage percentage.

Draw, label, and dimension the half-street right of way (ROW) on the site plan, which is 30’, per Paving Plan I-77-032, found here: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-77-032. This measurement shows the distance from the middle of the paved roadway (S Cassia Way) and includes the public ROW up to the property line.

Comment 2: Per UDC 6.4.5.C.1., carports may be built up to one foot away from the front property line with the use of a design development option (DDO) and not be required to adhere to the standard 20’ setback requirement.
