03/16/2026 Light Residential Building Review (OIP) - Standard APPROVED
03/27/2026 Residential Zoning APPROVED Please be aware that during Site Zoning review of this permit, it was found that unpermitted work may have occurred on this site. In particular, an expansion of the residence off the northeast portion of the house, the rear space is larger than what is on the county property card and the shed along the west property line.

Since the solar battery installation is not proposed to be placed upon or associated with the unpermitted structure(s), this will not prevent Site Zoning approval of this solar battery installation permit.

That said, future work on the site may be delayed until this unpermitted work is addressed. You may submit a separate “Residential Addition/Alteration” or “Residential Fence/Wall” permit to address this work.

Approval of this permit is only for the residential solar battery installation and does not constitute a Site Zoning approval of the entire site."

1. This property located at 2601 E COCONINO VISTA is located within a COT local floodplain associated with the Forgeus Wash and will require a separate floodplain use permit with cost estimate.
a. The FPU permit is a separate permit that can be submitted for within the sub-records of this permit.
b. For the submission of the FPU permit, please provide a cost estimate form that will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation.
2. Site Engineering will be unable to approve permit TC-RES-0326-01308 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap.
