Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

Comment 1: Please draw and label the south property line on the site plan.

Comment 2: Draw and dimension the distance between the house and carport. Draw and dimension setback measurements from the porch and the new carport to the front/south property line.

Comment 3: Please include lot coverage calculations on the site plan. Include line items for lot size (230x71.1), existing buildings, vehicular use areas (driveway, parking spaces, vehicular maneuvering areas), carport, and any sheds/accessory structures. Provide a total lot coverage percentage. Square footage of attached porches does not need to be included in lot coverage calculations.

Comment 4: Include the following information on the site plan:

a north arrow and engineer scale (i.e. 1” = 10’)

the property address and owner details

Comment 5: Based on aerial imagery of the site from 2024, there is an additional structure in the north-west corner of the property. Please include this on the site plan, as well as in the lot coverage calculations. Include setback measurements and dimensions of this structure.
