This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2024 International Swimming Pool and Spa Code and 2024 International Residential Code along with requirements of the Arizona Revised Statute 36-1681. Show the current code references on the plans rather than outdated versions. SITE PLAN: 1. Show compliance with the pool enclosure barrier requirement by including a continuous 5-foot barrier around the pool, ARS 36-1681. Include gate locations. 2. Show the location of the electrical service panel and overhead or underground electrical line. A minimum of 10-foot horizonal and 22.5-foot diagonal separation is required for overhead lines, E4203.6. 3. Show the location of the gas meter, G2413.3. Clarify the two pipe lengths (line-1 length 95’-5” or total length of 25’-2”) shown on the site plan. COSTRUCTION PLANS: 1. Provide a complete set of plans with 2024 IRC compliance for the gazebo or provide a separate permit and note for structure as “separate permit”, R106.1.1. 2. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 3. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. Prefab structures have engineered plans available from the supplier which are included with the submitted site plan. 4. Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post with 1” gap post base hardware, R403.1. 5. Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. 6. Provide structural roof sheathing size and fastening in compliance with Table R602.3 (1).
