Tucson, AZ 85701 ADU (1st Review) TRANSMITTAL DATE: 03/17/2026 This site is located within the HR-3 Zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Zoning staff are unable to approve TC-RES-0326-01904 until: a. the proposed unit is issued a new address by Puma County, i b. is approved by the Armory Park HPZ and PRS Boards, and c. The site plan demonstrates compliance with Residential Engineering Comment 1 dated 03/09/2026 related to providing a minimum 4’-wide ADA accessible route. Please include a copy of the HPZ and PRS approvals with the resubmittal. 2. Correct the total lot coverage on Sheet A2. Per UDC 6.4.3.B.3., only enclosed and vehicle use areas count towards total lot coverage. 3. The note referencing that casitas and single family dwelling units are exempt from provisions of 7.6 is now incorrect. Submit a landscape plan on the revised site plan. This plan may be shown on the site plan and a landscape architect is not required. City of Tucson Ordinance No. 12219 was effective as of January 1, 2026. This ordinance is an amendment to the Unified Development Code. UDC Article 7, Section 7.6.10 and now requires landscaping for all new single family residential, middle housing development, and accessory dwellings.
