New Studio/ADU SFR (1st Review)

TRANSMITTAL DATE: May 15, 2025

Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. The submitted Description calls out “New Studio/ADU SFR”, but the plans do not show a full kitchen, only a single bowl bar type sink and what appears to be an under counter refrigerator, which would constitute a sleeping quarters. Clarify what you are proposing as impact fees would apply for an ADU, accessory dwelling unit, or SFR, single family residence, but would not apply to a sleeping quarter. If you are not proposing an ADU or SFR revise the description prior to resubmittal.

The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code.
