This site is located in the R-1 zone (UDC 4.7.8). An accessory dwelling unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 6.6.3.

01. COMMENT: The subdivision plat map (MP-03-010) shows a lot size of 185’ by 48’, which makes it approximately 8,880 square feet. Correct lot size under Project Data.

02. COMMENT: Dimension the building height from design grade to the mid-point of the pitched roof (UDC 6.6.4).

03. COMMENT: Provide a dimension from the centerline of N Olson Ave to the face of curb, where asphalt meets the concrete curb (which is 18’ per paving plan I-459).

04. COMMENT: Draw, dimension, and label setbacks of the existing and proposed structures to all applicable property lines.
