This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the square footage of the proposed alteration, R106.1.1. MECHANICAL PLANS: 1. Show the HVAC system size accordance with M1401.3, M1601.1. ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Show the proposed circuits with AFCI breakers. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy value for framed walls is R=13 and mass (CMU) walls is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values on sheet #6. 2. R-30 batt ceiling insulation requires a space greater than provided with 2” x 6” framing, N1102.1. Identify the products that provide the intended minimum R-30 total value with a 2-layer system of batt and rigid board or closed cell foam, R806.5. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” =10’, 1” =20’.The lot coverage calculation is not correct. b. Provide the owners name on the plot plan. c. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. d. The property shape and dimensions shall match the Alvernon Heights Addition final plat for lot 7 Block 8, found at: https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=08091. e. Per Alvernon Heights Addition final plat there is a 5’ utility easement that runs along the south property line. Show the easement on the plan along with the recordation information. f. Provide the legal description “ALVERNON HEIGHTS LOT 7 BLK 8” on the plot plan. 2. Until violation CE-VIO0225-00744 has been abated Zoning cannot approve this permit.
