Site Engineering Comments:
1. Per the submitted narrative this building permit is for the accessory “tuff shed” as the attached carport has been removed.
2. This property resides within the City of Tucson Flowing Wells floodplain and will require a floodplain use permit.
3. This will require the submission of a Floodplain use permit with elevation certificate. Please start a new FPU at our permit application web page: https://tdc-online.tucsonaz.gov/#/home The FPU permit is a separate permit that can be submitted within the sub-records tab of this building permit on TDC online.
4. For the shed, flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). For resubmission of the residential building permit and submission of the flood plain use permit, have the flood vents and a detail shown on the construction plans. Have the detail include dimensions of vents as well as height above grade.
5. For flood venting a minimum of two openings on different sides will be required. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater.
6. Due to the flood venting requirement, the floodplain use permit process will include elevation certificate to verify the construction and placement of the flood vents.
7. Site engineering is unable to approve building permit TC-RES-0325-01615 until the Floodplain Use Permit has been issued.

This site is located within the R-2 Zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Per the submitted narrative, the overall permit pertains to the shed located near the NW corner of the lot and the carport has been removed. Until a floodplain permit has been issued as directed in Comment 2 of the 12/19/2025 Site Engineering review, Site Zoning is unable to provide zoning approval.

2. The narrative did not address Comment 6 of the Site Zoning review dated 05/08/25. Per UDC 6.3-2A., a west side perimeter setback of 10’ or 2/3 the height of the exterior shed wall, whichever is greater, as the setback needs to be provided. Although the shed was moved, the setback only shows a 6’-5” setback along the west side. If the shed is unable to be located outside of the 10’ side setback, a Design Development Option (DDO) is required. 3. Provide elevations for the shed.

4. Since the carport has been removed, please remove any image or note (such as the elevations located on the left-hand side) other than that it has been removed of the carport on the site plan.

5. Omit the information on the overlay zone on the site plan. No overlay zone exists for this property.

6. Provide the correct setback information per UDC 6.3-2A. For example, the side perimeter setback for the west side is 10’ or 2/3 the height of the exterior wall, measured from design grade to the top of the wall, whichever is greater. The rear and east side perimeter setbacks are 6’ or 2/3 the height of an exterior wall, whichever is greater. The front perimeter setback is 20’.

7. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
