Needs zoning permit. 7466 E 34th St Tucson, AZ 85710 (R-1 Zoning) Building Plan Review – 1st Review TRANSMITTAL DATE: August 1, 2025 This site is in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Plan review for the above referenced storage shed has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct the following plot (site) plan, as noted in the comments below, along with a detailed response letter indicating responses to the review comments. PLANS: 1. COMMENT: No site plan was provided. Provide a site plan that meets the requirements show in the plot plan example at the following link (below): https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example Be sure to include all that resides on the site including the smaller shed just to east of the Tuff Shed along with its height, dimensions and dimension from east and property lines as well. 2. COMMENT: Provide the height of the storage shed on the aforementioned site plan. 3. COMMENT: Per TABLE 6.3-2.A of the UDC (referenced below), the perimeter yard setback along the south property line (adjacent to the alley) is 6’ or 2/3 the height of the storage shed, whichever is greater. Per Google street view, it is clear this standard is not being met. Depending on how far the shed sits off the south property line three options exist: a) 1’-0” or more (but still encroaching in setback) or Less than 1’-0”: Secure a neighbor setback waiver with the following statement that must be provided on the plot plan and be signed and dated by the property owner(s) to the south across the alley: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
