This letter reflects comments to be addressed. To facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Note on the cover of the drawings that special inspection is required for epoxy and expansion anchors. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. Sheet A-1 1. Please indicate blocking for future grab bars in the rear wall and side wall closest to the water closet at the bathroom in Bedroom #2. [Ref. Inclusive Home Design Ordinance Sec. 604.5] 2. Please indicate the insulation method and R-value for the floor of the new additions to the residence with conditioned space. [Ref. IRC 2018 Sec. N1102.1.2] Sheet A-2 1. Sheet A-2 and Sheet AID-1 have conflicting dimensions for the kitchen. Sheet A-2 when measured to scale indicates the openings into the kitchen as 36” but Sheet AID-1 indicates that the openings are 6’ 4”. Please clarify. Sheet A-5 1. The plans describe how to meet minimum venting requirements but do not include the calculations of the actual square footage of the additions and garage to determine minimum venting needed. Please provide the actual roof venting calculations for the additions and garage along with the required number of vents to meet the net free area required. [Ref. IRC 2018 Sec. 806.2] Sheet WSP-1 1. Please indicate on the plans what the new windows’ fenestration U-factor and solar heat gain coefficient are. [Ref. IRC 2018 Sec. N1102.1.2] STRUCTURAL COMMENTS General 1. Please provide a braced wall plan for the addition and garage indicating wall bracing method to be used, locations of braced wall panels and fastening requirements. [Ref. IRC 2018 Sec. 602.10] Sheet AS-1 1. The plan indicates Details 3 & 4 at the existing stem walls of the residence where the additions are located. These details appear to conflict one another. A new 6” stem wall is to be constructed using detail 3 and detail 4 is detailing what the existing stem wall construction consists of. Is the new stem wall to be constructed next to this existing A mountain stone stem wall? If so, please provide details on construction methods for this. {Detail 101 on Sheet S3.0 of the engineered drawings indicates this method.} Sheet AS-2 1. The plan indicates Details 3 & 5 at the existing stem walls of the residence. Detail 5 conflicts Detail 4 on sheet As-1. Detail 4 indicates that the existing stem wall is of A-Mountain stone but detail 5 indicates that it is a 6” concrete stem wall. Is the A-Mountain stem wall to be demolished and replaced with this 6” stem wall? Please clarify and revise. Sheet AS2-1 1. Please indicate the roof slope for the additions. [Ref. IRC 2018 Sec. 905.9.1] Sheet S2.1 1. Please provide a detail for the new 4x4 posts @ the existing stem walls. Detail 102 referenced for keynote 5 provides methods for a new spot footings and 4x12 posts to support the new 4x4 post not for the 4x4 post on the existing stem wall. Please clarify and revise. 2. The new post indicated at the Master Bedroom exterior wall appears to be placed on an existing stem wall as it is at the location where the perpendicular stem wall meets the exterior stem wall. This condition is not represented in Detail 101 referenced in keynote 6. Please clarify and revise. Sheet S2.2 1. Details 105 & 106 indicated in this sheet are not included anywhere in the plan-set. Please revise. Sheet S3.0 1. Please call-out the anchor type for detail 102. 2. Detail 101 indicates that the existing footing may or may not be present. If the footing is not present does the footing design change or will this be addressed later with engineer observation? Please clarify. MECHANICAL COMMENTS There are no comments.
